About IKIES Santorini

IKIES Santorini is blessed with a unique location, commanding unsurpassed views from an elevated position. The expansive terraces are perfect for private dining and getting lost in soul-stirring 360 panoramas of the Caldera and iconic volcano. IKIES literally means ‘residences’ in Greek, and so 13 charming Houses, Villas & and Suites invite you to experience true island living and be taken by the world-famous and awe-inspiring Caldera.

About IKIES Santorini Architecture 

IKIES Santorini revives the local life culture and Cycladic architectural style.

The residences of IKIES Santorini are made up of original cliff-cave Captain houses in the traditional caved-in style of the island which served to protect from harsh wintery conditions and earthquakes.

Our story begins in 1993 under the auspices of architect Adam Kostikas. IKIES Santorini first opened its doors in 1999 with six traditional Captain houses that were masterfully carved out of the originals thus respecting the traditional Santorinian Cycladic architectural rhythm of ‘yposkafa’/ caved-in housing.

In 2004, four more adjacent properties were added to the collection under the creative guidance of architect Akis Charalambous , where they featured wider exteriors.

By 2020, two more were acquired; the largest of all Captain’s houses and a final cliff-cave that was cleverly separated into the Alchemist’s and the Shipbuilder’s house.

Both architectural curations of IKIES Santorini pay homage to the traditional Cycladic style of the island with subtle touches of postmodern elements. The materials used throughout reflect true Cycladic design while the uniformity of shapes amplifies the unique scenery that surrounds the property.
